Are you and your spouse empty nesters now that your children are grown? Perhaps they have homes of their own near you and you don't anticipate having them come to stay at your home because of that. If that's the case, you are probably counting yourself very blessed. You are also probably realizing that you'd rather have a smaller home than you do presently. If that's the case, from deciding on the type of home you want to finding a real estate agent, here are some ideas that might help you as you take your next step in life. 

Where Do You Want To Live? - Have you decided that you'd like to live in a smaller home that is close to the city? Maybe you've been thinking that living in closer proximity to the city would allow you easier access to things like theaters, art galleries, and museums. On the other hand, you might want to live as far away from the city and even from the suburbs. If that's the case, you're more than likely thinking that a country home would be best for you. If you want to be part of an active community, perhaps even being actively involved in a home owner's association, you might be right at home in the suburbs.

What Kind Of Smaller Home Do You Want? - Before you meet with a real estate agent, consider all of the things you want in a home. Even though you want to downsize, are you still wanting enough space to entertain friends and family members? If that's the case, tell the agent that you want a home that has a larger living area even though you might be giving up space in your bedroom. If you love to garden, consider a garden home that will allow you to pay special attention to a small garden. As you grow older, are you realizing that you'd love to do away with climbing stairs? If that's the case, tell your real estate agent that you want a one-story house.  The great part about buying a small home is that you can still focus on buying one that will offer you the things you most want.

When you meet with the real estate agent, have a list of the things that are important to you. The great part about working with a real estate agent is that he or she will know exactly what's available in the area you want to live in.
