Tips For Buying A Single-Family Home That Doesn't Have Central Air

If you are looking for single family homes for sale, there will probably be dozens or hundreds of them for sale in your area. As you search for the one that is in the right location and offers the space and features you want, you will eventually find a house that you really like. What should you do, though, if this particular house does not have central air conditioning? Here are several things to consider if you are in this situation.

Think about if you can live without central AC

While most people prefer having central air, there are people who really do not care if they have it or not. Is central air something you definitely cannot live without, or is it something that you do not care so much about? If you don't really care, you could proceed with buying the house and think nothing of it. If you do care, you will want to follow the next few tips before proceeding with buying the house.

Find out if the house has ductwork

The first thing you should do if you want central air in this house is find out if the house has ductwork, and you can do this by evaluating the furnace inside the house. If the furnace is a forced-air furnace, the house has ductwork in it. Forced-air furnaces use ductwork to transfer heat throughout the home. If the house has a hot-water boiler, it may not have any ductwork.

This is an important factor to find out for one main reason. If the house has ductwork, an HVAC company could install a central air system and tie it to the existing ductwork. If there is no ductwork, the HVAC company would have to install ductwork, and this would be a lot costlier.

Get bids on getting central AC installed

The other thing you could do is get some bids on having central air installed in the house. Additionally, you could get bids for installing a ductless AC system too. This is a newer type of system, but it offers great results without the use of ducts.

If you really like this home and want to have central air installed, you could offer a lower price for the house to account for the amount you will spend having an HVAC company install central air in the home.
